Gerding Edlen Development officially dissolves.


2020

  • Gerding Edlen Development sells the investment management business (GEIM) to four key employees.

  • Edlen & Company is formed, retaining the development and mission-based business (GED). Edlen & Co. focuses solely on the Pacific Northwest and the Inter-Mountain regions with an ever-increasing dedication to sustainability, development of affordable and middle income housing and preservation of naturally occurring affordable housing, and continues to push the boundaries of sustainable development.
    Edlen & Company is led by Mark Edlen, Roger Krage, Jill Sherman and Matt Edlen.

  • The Portland Affordable Housing Preservation Partnership is established and receives its first investment of $20 million from Meyer Memorial Trust, with an initial fundraising goal of $100 million. Representing a new approach to preserving affordable housing, this activates Edlen & Company’s intention to preserve naturally occurring affordable housing in the Portland and SW Washington metropolitan areas.

  • PAE Building
    Set to be the first Living Building Challenge (LBC) certified project in Portland, which will be net-zero energy, water, and sewage and built from cross-laminated timber (CLT) and the largest commercial Living Building to date in the country.


2020

Expand development projects into Spokane, WA, Couer de Alene, ID, Salt Lake City, UT and Bend, OR

1996-2020

GED develops $5 billion of class A product across the country including 7,000+ residential units and millions of square feet of mixed-use office, housing, and retail space. Completes 77 LEED-certified projects, including 23 Platinum and 49 Gold and 5 Silver.

Mark Edlen steps down from daily operations at GED, continues on as Board Chair.

2014

Kiln Apartments
An 18,000 square foot apartment building, located in a pedestrian- and bicycle-friendly neighborhood in North Portland, was the first, and largest, new construction, market-rate apartment building in the United States to achieve Passive House certification.


2013

Lifeworks, Center for Hope and Recovery
A complex public/private partnership to develop a substance abuse treatment center and affordable substance-free family housing serving women of color and their children.

Expand development projects into Chicago, IL

2010

  • GED expands nationally to urban city centers where they further develop expertise in urban, mixed-use, high-rise, walkable, and highly sustainable developments.

  • Expand development projects into Boston, MA.

2009

  • Bob Gerding passes.

  • South Park development (LA): environmentally friendly condominiums. This project used a modified up-down construction sequencing, which allowed the simultaneous construction of the building superstructure and below-grade levels, opening new doors for future construction methods.

2005

South Waterfront
Development begins on 130-acres of waterfront property dubbed South Waterfront District and envisioned as a high-density, mixed-use urban community with an emphasis on sustainable development.

Oregon Health & Science University Center for Health & Healing
Develops the Center For Health & Healing for the state's largest research institution and Portland's largest employer, OHSU. Upon completion in 2006, was the largest LEED Platinum project in the nation and the first medical facility in the world built to this standard. The Center For Health & Healing acts as a community catalyst for the entire South Waterfront district.


2004

Portland State University Broadway Student Housing
First public/private project with PSU: working with the City of Portland and PSU to purchase land, arrange financing and design and construct student housing. The project team gathered a diverse array of stakeholders in the design process, making Broadway Housing a model for mixed-use, sustainable urban design.


2003

20-Minute Living
Phrase coined by GED describes projects that provide "all of the necessary and enjoyable things that make life great," including open spaces, grocery stores, workplaces, libraries, events, and schools, within 20 minutes of the home.


1999

Brewery Blocks
Regarded as the largest contiguous private development in Portland’s history, this project transformed a nearly vacant five-block area into a 1.5 million sq. ft. vibrant 24-hour, mixed-use neighborhood with office, housing and retail spaces in Portland’s Pearl District.

Gerding Theater, First LEED – Certified Platinum performing arts center and first LEED Platinum building to be placed on the national historic register.

The Casey, First LEED – Certified Platinum condominium building in the country.


1996

Wieden+Kennedy
First major Pearl District project: transforming an old warehouse into a hip ad agency's headquarters. Served as a catalyst for redevelopment of other historic buildings in Portland’s Pearl District.
